1. What this site is

This website (arkanalmodon.com) is run by Arkan Almodon Real Estate Management (مؤسسة اركان المدن لادارة العقارات), a real-estate office licensed by the Department of Lands and Survey. It shows properties marketed by us or, in future, by licensed partner offices.

Property information (price, size, description, photos) comes from the owners or from our posts. Every listing shows its verification status and date, as explained on the "Verification standard" page. "Awaiting confirmation" means we have not yet re-confirmed availability and price with the owner; "size as stated by the owner" means we have not measured it ourselves.

Map locations are approximate (area level). Area prices per m² are asking prices from named sources, not a formal valuation.

2. No offer or contract through the site

Listings are an invitation to get in touch, not a binding offer. No property is sold, rented or reserved through the site, and we never pay or receive a purchase price through it.

A sale only takes place at the Department of Lands and Survey under the official procedure, and a rental under a written contract between the parties.

3. Commission and written agreements

Sale commission under our policy: 2% paid by the buyer only, by written agreement · nothing charged to the seller · legal total cap JOD 10,000 · due after title transfer · no viewing fees.

Rental commission: 2% of the annual rent, max. JOD 1,000. No viewing fees.

We sign a written commission agreement before every viewing. Commission is only due under that agreement and within the limit set by the Real-Estate Offices Regulation.

4. Tools and estimates

The commission calculator and the "What is your property worth?" tool give a first indication only, not a formal valuation. Formal valuations are done by registered valuers.

5. Prohibited use

You may not copy or automatically collect (scrape) the site’s content, send false reports or requests, impersonate an owner, an office or anyone else, send abusive or unlawful content, or try to disrupt the site.

6. Reports and removal

If you see wrong information or a sold property, or suspect fraud, use "Report a problem with this listing" or the reports and complaints page. We review every report and correct or remove within 24 hours.

We may change or remove any listing that is not confirmed, whose status has expired, or that breaks the law or these terms.

7. Liability

We take professional care in presenting and updating information and correct mistakes once we know about them. We are not liable for indirect damage arising from use of the site, but only as far as the law allows.

Nothing in these terms limits your rights as a consumer under the Consumer Protection Law or any other law that cannot be contracted out of.

8. Privacy

Your data is processed in line with the privacy policy.

9. Governing law and courts

These terms are governed by Jordanian law, and the courts of Amman have jurisdiction over any dispute arising from them.

We may update these terms and publish every change here with its version number and date. If the Arabic and English versions differ, the Arabic version prevails.
